Where to buy Philadelphia Real Estate in 2013–#4 Fishtown

Many of you are thinking Fishtown is only #4??? Which is why it is only #4. Prices have rose significantly in this neighborhood over the past few years, however it is still reasonably affordable with an average price in 2011 of $221,000. However, of the 156 Fishtown Houses sold they were only on the market an average of 71 days, way less than the city average of 109 and making it a definitive seller’s market!

So does Fishtown meet the investment trifecta of Location, Artists, and City Involvement? Absolutely!

It is located directly northwest of super trendy and pricy Northern Liberties, the artists and musicians have made it their own and commerce is booming, and finally the city can hardly be more involved in this area. Of course, the new(er) casino and massive waterfront gated community can go unmentioned since it is old news. What is the development planned? Here is a few items in the works….

From Canal Street, a forgotten cobblestone alley situated near the Frankford/Delaware Avenue intersection, a new entertainment thoroughfare, anchored by a Live Nation concert venue and tenanting an 18-lane bowling alley and country-western themed bar and grill.

This massive center would be the first phase of the proposed Penn Treaty Village, almost certain to turn Fishtown into the hottest new neighborhood in town. Stretching from Canal Street to Poplar Street, the plan also calls for new residential development, including two eight-story warehouses for Philadelphia loft apartments, named the Penthouses at Penn Treat Village, multiple parking lots, and space for dozens and dozen bicycles.

There is more planned, but who can keep track? Keller Williams Center City even opened its first satellite office at The Lofts at 2424 York. So if you are on the hunt for the next big thing in Philadelphia real estate, so call The Atacan Group and start viewing Fishtown Real Estate today!
