New Eats at Citizen’s Bank Park
Lately the Phillies haven’t been hitting but one thing that is, the array of food at Citizen’s Bank Park! If you been living in a cave and haven’t heard or tried Federal Donuts then make sure you check them out at the next Phillies game. You can now get the famous chicken and donut combo in section 140. Hatfield Dollar dogs are filling but a cheese steak from Tony Luke’s in Section 147 will make you really feel like you are in Philadelphia! In recent Philadelphia area news, The Cheesecake Factory is in the processes of touching down a brand new restaurant in the Center City Philadelphia Area. With the the location to be at the very popular 15th & Walnut St. This is sure to bring much more traffic into the area. Leading the project’s design, is no other than top architectural firm, Bohlin Cywinski Jackson. They are also responsible for the design build of the famous Apple store in Manhattan and by the photo rendering above, are sure to bring much creativity to the area. Promising to be one of the city finest new buildings, BCJ’s plan is to design an all-glass, very modernized building, showing its true structure with exposed steel columns and beams. Philadephia’s Best Playgrounds–As Picked by 7 & 8 year old Philadelphians

Philadelphia and Center City in particular have some of the BEST play grounds in any urban setting. There is even a website devoted to ALL the playgrounds of Philadelphia. This is 2 Center CitykKids list of the funnest parks around!
The mother of all Philadelphia playgrounds this park features a mini-golf composed of Philly tourist attractions as well as a magical carousel. It is located in the Old City neighborhood at 200 North 6th Street and is wonderful to visit after touring the local historical sites. Revitalized in 2006, the playground is equipped with kid-power spinners, swings, climbers and much more. The playground also features a special play area for the tiniest tots up to five years old.
Located in the heart of Center City (01th & Lombard) and just renovated in 2013 this Million Dollar Playground (literally) has it all with separate areas for little kids and big kids, plus a great dog run. Located right behind Whole Foods, it is a great place to take the kids mid-day and grab lunch.
3 Bears Park
Shhh this is aesthetically pleasing, tiny play ground is hidden on a gorgeous one-way street and is a Society Hill secret. It is mostly frequented by the well healed moms of Center City, who tend to know each other and their little legacies. As fun as it is hard to find, the locals like to keep this one to themselves. If you are not from the neighborhood, just dress up your darling and wear your chicest resort wear to blend in.
This amazing place is the city’s first playground. Located in Queen Village, this playground is more than 100 years old and has stayed looking great through the years with help from the community. It includes courts, swings, slides and more. You can even lounge on a bench under a tree in the summer. It is located on 6th & Lombard reight across from Black Bird Pizza where you can enjoy vegan pizza with your budding vegeterian.
Herron Playground & Spray Ground
Brand spanking new, right on 2 Street off Reed this play ground has it all! Plan on seeing a lott of Center City kids and Mummer younguns playing in the water together all summer long!
Dickinson Square Park
If you live in the Pennsport neighborhood of the city, pay a visit to Dickinson Square Park, located at 4th and Tasker. The park is equipped with swings, slides, monkey-bars, a basket ball court and plenty of room for children to romp and play.
Situated at 33rd and Oxford streets in East Fairmount Park, this park is 109 years young, but newly renovated. It includes an amazing playhouse, swings, a GIANT slide you need a sack for and much, much more. It is one of the largest Playgrounds you and your child wil ever see.

The AVI Calculator predicts how much the City of Philadelphia can take
This very simple calculator can predict how much money the City of Philadelphia can take from you based on their new assessments. Just enter your address and adjust the rate. The number floating around right now is 1.25%, it was noted in the Inquirer that if they include the “homestead exeption” that the widely publicized last year, it wil be 1.4% and of couse last summer the city predicted that the rate will be 1.8%.
Please take a moment to see what your taxes may be and then think about what you as a homeowner will get in return. Will this money go to the Philadelphia Public School System, the City Unions or maybe the much loved DROP retirement program. If this dosen’t put Philadelphians up in arms nothing will.

Student Housing Hi-rise Coming to Chestnut Street
It has recently became finalized from Brandywine Realty Trust, that they are on the verge of building a 33 story tower at Cira Center South that will sleep more than 850 students from both University of Pennsylvania and Drexel University. This gorgeous high-rise, dubbed the Grove, is set to cost around $158.5 million dollars with location at 2930 Chestnut St. They hope this will draw students closer to the campuses and away from West Philadelphia and Center City housing. The plan is set to have its very own health club, swimming pool, and rents staring out around $1,300/month for a single room (offering suites up to 3 bedrooms). This is great news for both the City of Philadelphia and the many students looking for more options for affordable housing in the area.

The AVI and Philadelphia Real Estate
Antonio Atacan was quoted in Philly.com for his opposition not to the AVI, but on the extreme property tax hike resulting from it that will be effecting almost 350,ooo Philadelphia Home Owners : http://www.philly.com/philly/blogs/U-TURN/How-real-estate-pros-view-AVI-.html.
He suggests that the tax hike be capped, where no singe person’s taxes could increase more than say 10-20%.
The City Controller’s Office (Image) released a statement showing that there were 343,191 LOSERS hurt by this tax increase.
If Philadelphia elected officials can still collect 100s of $1,000 in DROP just not to run for reelection, how is it fair to take to create new taxes for the already over-taxed Philadelphians who chose this city to buy their home???

to request a 1st level review. This must be requested by March 31st!

Three new coffee spots coming to the Rittenhouse Square area. PEW STUDY FINDS PHILADELPHIA’S PROPERTY TAX OVERHAUL UNPRECEDENTED
The non-profit research group The Pew Charitable Trusts reports that no other city in recent years has made such significant tax changes ALL at one time, and if there was an overhaul it was due to state mandates or court orders. The Actual Value Initiative (AVI) if adopted in Philadelphia has the goal of taxing all properties at (the city’s perception) of market value. The attached image indicates the city’s proposed dates for implementation.
1) change the certified market value of every piece of property,
2) alter the way individual assessments are used to calculate tax bills; and
3)reduce the types of tax relief available to property owners. There is no cap on how high the city can increase your taxes.
The report, The Actual Value Initiative: Overhauling Property Taxes in Philadelphia, examines how the city’s property tax assessment system evolved and how other cities have dealt with this situation. It also analyzes the current city proposals designed to mitigate the big spikes in property taxes that will effect many residents.
The main reason why property assessments in Philadelphia have gotten so far out of line with market values is that the Pennsylvania has not regulated the assessment system. According to the report, Pennsylvania is 1 of only 9 states that impose no reassessment timetables or standard assessment methods on local governments and is 1 of just 3 states to receive a grade of F in “standardized procedures” from the Council on State Taxation, a Washington-based trade group. Moreover, according to the city’s chief assessment officer, Richie McKeithen, Philadelphia has never had a thorough citywide field inspection of every property and its characteristics, until now…
SO ITS NO WONDER WHY EVERY CITIZEN SHOULD BE CONCERNED. Now is the time to write your councilman, congressman and neighborhood civic association.
