2012 was an amazing year for the City of Brotherly Love. The Academy of Music turned 150, renovations on the Independence Hall Clock Tower was unveiled and the Xfinity Live Center opened in the South Philadelphia neighborhood.

2013 U.S. Open – For the first time in more than 30 years, Philadelphia will be hosting one of golf’s four majors. Tiger Woods, Rory McIlroy and more will be in the area during one week in June at the Merion Golf Club in Ardmore.
Benjamin Franklin Life & Legacy Museum – After two years of being under renovation, the Benjamin Franklin Life and Legacy museum will be reopening in Franklin Court in Old City neighborhood this summer. The museum is full of artifacts from Franklin’s life and teaches guests about one of the most extraordinary men in history.
70x& The Meal Presented by The Mural Arts Program – Keeping the city gorgeous and colorful, Mural Arts will be collaborating with artists Lucy and Jorge Orta to present the largest version of the “70×7 The Meal” project to date, a series of visual and performance art pieces staged worldwide that gather folks around a table to engage in discussion about a particular them. In October 2012, 2,000 people will gather in a public place in Philly and bring this work to life.
Pennsylvania’s Ballet gets a New Home – The dancers, staff and school will move into a lovely new home on the Avenue of the Arts in Center City. The new location won’t be fully completed until 2014 and will include a green roof and courtyard.
Diner en Blanc Philadelphia 2013: No dates have been confirmed, but another elegant picnic where everyone is dressed in white with dining, dancing and food will pop up somewhere in the city this year!

Will the Philadelphia Twin Towers Ever be Completed?
In the midst of the busiest holiday shopping time of the year, we began wondering when exactly the two towers at Philadelphia’s Market East station in the Center City neighborhood were going to be built.
Back in 1977, hot on the heels of the opening of the Gallery, a second major phase of the city’s Market East redevelopment plan began to come together.
One of the components of this redevelopment would include two twin office towers rising from Gallery II. The towers would have been 440,000 stories and provided up to 440,000 sq.ft. of office space at the northwest corner of 10th and Market streets.
After opening in 1983, the Gallery II didn’t attract the anticipated number of shoppers it was supposed to and the office towers were never built, though the structural engineering remains in place.
Now, a new Facebook group is pushing for the towers to be completed and the Market East Strategic Plan released in 2009 by the Planning Commission pointed out potential development above the mall. After three decades after its conception, the only question left to ask is will this project ever be completed?

If you want to discover the nearly 3,000 murals that the city has to offer, there are multiple walking and bus tours that can cater to your artistic hankerings. Most of the murals were done since 1989, when the city’s Mural Arts Program was established as an effort to dissuade graffiti. Ted’s background in law, political campaigning and fundraising has translated seamlessly into real estate marketing and development . He has found many parallels between the two industries and has decided to focus his skills and talent on expanding the Keller Williams brand under the leadership of Antonio Atacan.

Amidst all of the recent problems in real estate, Philadelphia has been one of the cities better off, remaining somewhat stable and carrying on in. Albeit slow in this difficult market with sales not being at an all-time high, Philadelphia continues to show plenty of signs of optimism for the short term and long term future of the local market.
Home buyers are present in this city while construction companies continue to put up new houses. There are also people selling homes in the city at prices that are not as lowly as other parts of the country. The first positive point recently has been the small increase in existing sales that the area has seen, something that was a necessity for a turnaround in 2012. Even though the January numbers didn’t show a full increase in purchases, there is hope that the rest of the first quarter will result in a better performance.
Even with a stable sales report, the year has begun on a high note for the real estate market in Philadelphia due to a few different factors. The fact that mortgage rates are at record lows throughout the country and in Philadelphia is a strong indicator for sellers. A 30 year fixed rate mortgage is currently sitting at 3.87 APR, which would certainly allow some to come in with payments less than a number of rentals in the area.
Speaking of rentals, the rising cost of apartments is another factor which professionals believe could lead potentials into the buying market. Philadelphia apartments have experienced an eight percent increase in price from the beginning of 2011 onto the outset of 2012. In dollars, this is a jump of almost 80 dollars a month for renters in the Philadelphia area, which is a bit extreme. There is certainly a chance that some could see more value in the currently low mortgage rates, rather than continuing to watch mortgage rates go up.
Prices in the area have been the major hurdle for the end of 2011 and beginning of 2012. While these prices are a bit down, the drops aren’t really comparable to some of the plummets other major cities have seen, which is certainly a positive. These median prices dropped in the months of November and December, which could represent an issue in the market, but at the same time the fourth quarter and end of the year are usually slow for all real estate markets.
Philadelphia’s current real estate market trends are for the most part rich with positives and a few negatives right now. The good thing is there’s reason to believe that the negatives can certainly be improved throughout 2012, as some are a direct result of the slow period at the end of last year. Factors such as rising rental rates and low mortgage rates affect each other adversely. Certainly the push-pull between these two is tipping in the favor of buying right now. Along with a number of other recent trends such as an increase in existing sales, there is hope that the Philly market can build on early returns and have a strong first quarter in total for 2012.

These days the federal housing administration is being just as strict in the judgement of the building’s financial history as the borrower’s. The number of rejected buildings is adding up. “It’s a critical year for buildings,” said David Hartwell, a Chicago attorney who represents condo and homeowner associations. “This is a whole new world that we live in now. I see more rejections than acceptances, and the reasons I see clients rejected aren’t quickly curable.”
