Southwest Center City (Graduate Hospital) Neighborhood Information

Southwest Center City is the large area that spans from South St-Washington Avenue and Broad-Schuykill River. It is the neighbor north to the high-end neighborhoods or Rittenhouse and Fitler Square. This everchanging neighborhood goes by many names, most frequently it is referred to Graduate Hospital or Grad Hospital, after the old Hospital on South & 18th Streets that Penn has since taken over. It is also called G-Ho,  South of South, SoSo, and Naval Square.

Recently the area has experienced much growth and gentrification.  An area once known for its crime and hot drug corners, is now known for its restaurants and bars. The birthplace of both Marian Anderson and Billie Holiday it is no surprise that some of the best live music venues in Philadelphia Bob and Barbara’s and Tritones are located here.

Hundreds of homes and condos have been built or refurbished and it is now has some of the hottest real estate in Center City. Moreover, meter free parking abounds through out this neighborhood, which is a nice change from the $300 a month parking garages just up the street in Rittenhouse.

Of the 512 houses and condos sold in 19103 between August, 2008 & August 2009, the average sold price was $261,424.

The DEAL: Large renovated townhomes mix with new construction, lofts and condos at surprising affordable prices.

Walk Score: 86 out of 100, Very Walkable  

The FEEL: Medical Health Professionals, Entrepreneurs, students, professors, couples and singles many who took a risk on an up and coming neighborhood and were rewarded by being part of a fourishing neighborhood just about in the heart of the it all.

After spending a year looking at properties all over the city, I decided to check out the Grad HO area and was remarkably surprised at what I found… Huge homes at a great value, cool people walking about, interesting restaurants and interesting balance between old world Philadelphia and new style sophistication. I am ready to buy!
I wasn’t really sure what to call the area, because I have heard it referred by so many different names, I decided that I am going to start calling it Rittenhouse adjacent, much like the neighborhoods in LA that border Beverly Hills are called Beverly Hills adjacent.

I can’ wait to become part of this amazing dichotomy of community and city.
