The Deal:
This is composed of the large avenues of Pine, Lombard, Spruce and Walnut, which intersect some of the tiniest, cutest street in America. This neighborhood features many historic homes, but also plenty of modern contemporaries. There is also many apartments and condominiums.
The Feel:
Many of the medical professionals working at Jeff & Pennsy (as the locals call it) choose to live here so they can quickly get to the hospital. There are also many of students, as well as couples of all orientations. It has a very electric, urban feel, with plenty of gorgeous , tranquil blocks.

Washington Square, goes by a few names, Wash West, Midtown Village , Center City East and the Gayborhood. Situated almost exactly in the Center of Center City. It starts at the venerable park, Washington Square which was named after George Washington and is one of William Penn's five original squares. It was a potter's field and during the Revolutionary War used as a burial ground for troops on both sides and victims of the yellow fever epidemic. It is also home to the tomb of the Revolutionary's War unknown solider. The neighborhood runs between the Square to Juniper and between Walnut and Lombard Streets.
It is home to two of the nation's leading hospitals: Thomas Jefferson University and Pennsylvania Hospital. Thomas Jefferson also has a world renown medical school. Pennsylvania Hospital is the nations 1st hospital and maternity ward started by Ben Franklin.
Further adding to the attraction is the historical antique row encompassing all of Pine Street from the Avenue of the Arts to 9th street. Wash West also incorporates twenty-four historical markers of distinction and Some of Philadelphia's most widely recognized wall murals. A diverse area, it also offers a dense concentration of gay and lesbian -oriented bookstores, coffee shops, restaurants, boutiques, bars, and clubs.
Washington Square has been a consistently sought after address and continues to evolve as an ideal spot for urban living. A dedicated business sector and lively hub of social activity ensures a thriving culture and standard of living unrivaled in any urban center.

Tips from KW – Choosing a Neighborhood
There are many factors to consider when selecting a neighborhood that is right for you. Below are just a few of the many factors — you may think of others that are important to you.
Neighborhoods have characteristic personalities designed to best suit single people, growing families, two-career couples, or retirees.
SCOUT THE NEIGHBORHOOD!
- It is important that you scout the neighborhood in person. You live in more than your house.
- Talk to people who live there.
- Drive through the entire area at different times of the day, during the week and on weekends.
- Look carefully at how well other homes in the area are being maintained; are they painted, are the yards well cared for; are parked cars in good condition, etc.
NEIGHBORHOOD FACTORS TO CONSIDER
- Look for things like access to major thoroughfares, highways, and shopping.
- Listen for noise created by commerce, roads, railways, public areas, schools, etc.
- Smell the air for adjacent commerce or agriculture.
- Check with local civic, police, fire, and school officials to find information about the area.
- Research things like soil and water.
- Look at traffic patterns around the area during different times of the day and drive from the area to work.
- Find out if the neighborhood is near parks, churches, recreation centers, shopping, theaters, restaurants, public transportation, schools, etc.
- Find out if the neighborhood belongs to a Homeowner’s Association.

New Washington Square Restaurant Gets National Praise
Talula’s Garden, located right on Washington Square, was ranked number 6 in the nation of the Top Ten New Restuarants of the Year by Bon Appetit.

A Guide to Washington Square & Society Hill
Antonio Atacan, Keller Williams Center City Operating Principal/Broker, was interviewed by Metro Philadelphia. He explains below the difference between the Washington Square and Society Hill neighborhoods.
“Society Hill is more Boston. Washington Square is more New York,” says Atacan, a Society Hill resident. “There are tiny blocks in Society Hill that feel like you’re in the suburbs. In Washington Square, you’re in the middle of the action… That action attracts a younger, hipper crowd — who probably couldn’t afford Society Hill anyway. “If a buyer wants to spend $400,000, in Society Hill they might find a tiny condo, if that,” Atacan says. “In Washington Square, $400,000 can get you something bigger and more modern.”

Center City Gets EVEN Younger
A few weeks ago I blogged about the increased 20-30 year old demographic. Well it looks like people in that demographic are starting to have kids of their own.
This philly.com article titled, Center City Philly: Call it kid row, cites recent Philadelphia demographics that show a boom in young children. More than 17,100 children were born to Center City parents between 2000 and 2008. (In 1990 the Health Department counted 272 in the same area) The 2010 census shows an increase of 3.5% in the under 5 category.
The opening of more child centric businesses and youth-oriented spots like Franklin Square Park is one example of Center City becoming a kid friendly place to live. Even a former strip club building at 13th and locust is becoming a “children’s enrichment center” that is set to open next month.
There are several reasons why families have been moving into Center City Philadelphia:
- Crime is down
- Center City public schools are seen as improving
- Wealth of charter schools offer families more schooling options besides private
- Retail, services, and restaurants are responding to the changing demographics

“It’s about being closer to your neighbors and knowing your neighbors as opposed to going up your driveway and into your house,” said Amy Rivera, a mother of three who lives in Queen Village.

Center City’s Revitalization through the Last 20 Years
There’s an article on Philly.com about the Center City District and the revitalization of the city since they started 20 years ago today. Center City has been transformed into a much cleaner, safer, and more attractive city over the last 2 decades.
Serious crimes have been reduced by half over that time period and car burglaries have reduced by ¾. There has been a 95% increase in hotel rooms, the Pennsylvania Convention Center just doubled in size, and there are now 213 outdoor cafes and 328% more fine dining establishments.
Center City has attracted new residents, students, and visitors despite the economic recession. The population has increased 26% to 93,000 and residents with a college level education have increased 27%. 63% of residents walk, bike, or take mass transit to work. Education and health-care institutions have been tremendous with adding jobs and attracting grant money. It really has become a fantastic place to live.
