March Madness 2013
Let the games begin! March Madness is officially upon us and it’s the time of year when everyone turns into a college basketball fan. Philly has not only 1, but 3 teams in the tournament this year; LaSalle will play Kansas State, Villanova goes up against North Carolina, and Temple faces North Carolina State. If having 3 teams compete isn’t enough, the Wells Fargo Center will host several second and third round games. You can go to wellsfargocenterphilly.com for tickets to those games.
Another place partaking in the madness is The Shops at Liberty Place. Head on down to Center City and check out the massive 20-foot tall by 20-foot wide and 20-foot long NCAA Tournament bracket in the rotunda along with video screens, auto-select brackets kiosks and experts to assist you with your tournament selections. If that isn’t enough and milkshakes and basketball are your thing, Shake Shack in Rittenhouse Square will be showing tournament games Friday through Sunday. New Coffee Spots hitting Center City Philadelphia.
Three new coffee spots coming to the Rittenhouse Square area. New York’s Joe Coffee Bar is in the process of opening its first place in Philadelphia at 1845 Walnut Street and is set to open as soon as March. In addition, the 222 Rittenhouse building is in the processes of sharing a small area with Cafe L’Aube. If that doesn’t seem like enough, Metropolitan Bakery at 262 S 19th Street is expanding themselves with an espresso bar. With three new places opening on top of the already favorite La Colombe, the Center City Philadelphia area will be booming with great coffee shops. Your hardest decision won’t be where to find a good cup of coffee, but which fabulous shop do I want to get it from!

New Starbucks – 18th & Spruce
NEW STARBUCKS – 18TH & SPRUCE ST
The northwest corner of 18th & Spruce has been abuzz with the construction of the latest Starbucks store which is targeted for a September 7th opening. The new store will be larger than most of its downtown counterparts, 1900 square feet with 36 seats. 14 employees are scheduled to be hired.
It is the first store in the Center City/University City area to feature Starbucks’s Clover machine which is billed as a new way to experience coffee. Store hours will be 5:30 a.m. to 10:00 p.m. weekdays and until 11:00 p.m. on Fridays and Saturdays.

Philadelphia Real Estate – 2011 Home Price Survey
There is a very thorough section in philly.com about the 2011 Home Price Survey for Philadelphia Real Estate that is worth checking out. They have analyzed more than 376,000 sales in the Philadelphia region from April 2005 – June 2011.

Median single-family home prices in Philadelphia’s neighborhoods, especially Center City, have fallen 15.8 percent – much less during this downturn in housing than the last one in the late 1980s to mid-1990s – said Kevin Gillen, vice president of Econsult Corp., who collected and analyzed data from 376,257 sales regionwide from April 1, 2005, through June 30, 2011.
But lower-income neighborhoods have suffered more than their upscale counterparts, Gillen said, as the struggling economy has edged out less-well-off buyers.
“The tightening of credit has skewed home sales toward the upper end of the market,” Gillen said. “So when you compute the average price decline for the entire city, versus computing the average price decline across all zips [zip codes] in the city, you get two different numbers.” – Philly.com’s In Center City, home prices holding their own

Littering Issues in Philadelphia

I had the pleasure of attending the miserable NLDS Game 5 between the Phillies and Cardinals on Friday night. While Ryan Howard lay on the field, writhing in pain after making the final out (2nd year in a row) and simultaneously blowing out his Achilles, the St. Louis Cardinals celebrated their advancement to the NLCS right next to him. I was as stunned, disgusted, and upset about the way the 2011 Phillies season ended as everyone in the ballpark, but the last thing I thought about doing was throwing my trash onto the field. That’s exactly what many of my fellow fans did think to do as you can see in the above picture. It’s a pretty low rent way of expressing oneself.
There happens to be an unrelated article on philly.com today called LITTER-ALLY DISGUSTING about the littering that goes on in Philadelphia. One major issue is the businesses that shove circulars, menus, and printed ads into door cracks and mailboxes. They usually wind up blowing away into the street. The other big problem is the people who blatantly just drop their trash on the ground and then go about their business (or throw trash on a baseball field to express anger and frustration.)
More than 100,000 fines were issued for trash-related violations in 2011. More than 600 tickets went to business that ignored residents with the no-circular sticker. 21,219 tickets were issued to people not separating recycling from trash and 1,429 littering tickets were given out.
Among the several difficulties in the struggle to enforce litter laws, [Deputy Streets Commissioner Carlton] Williams said, is that it’s hard to fine people for littering because offenders must be caught in the act. SWEEP officers have partnered with police to keep tabs on high-grime areas, Williams said. Although officers could sit in high-traffic areas watching and waiting to issue people tickets for littering, Williams said that that type of stakeout would be impractical. “It is very difficult to sustain such an operation because of the tremendous amount of resources needed from the Streets Department and the Police Department to change and deter this behavior long-term,” he said. -Philly.com – LITER-ALLEY DISGUSTING
Come on people… it’s 2011, there are trash cans and recycling containers on every corner of the city, please stop littering already! Here are some more tips from Philly.com on how to play a part to keep Philly clean: A cleaner city? it comes down to you
1 Become a block captain. Or if there’s already a block captain, find one for a neighboring block. The city has programs that are available only if there is a block captain to take the reins. For one, “Adopt A Basket,” the block captain takes responsibility for maintaining a trash can on a residential block.
2 Keep an eye on your trash collectors. If your block is dirtier after the truck comes on trash day, call 3-1-1 to report it. Every truck comes with a broom and dustpan, and it is every crew’s job to pick up after themselves. And keep your 3-1-1 tracking number. Without it, you won’t be able to check progress on your complaint.
3 Get a “circular-free-property” sticker. The sticker is supposed to deter businesses from putting fliers in your door, railing, etc. You can get the sticker by calling 3-1-1, or by going to philly.com/pickitup. When it doesn’t work – and it won’t – complain to 3-1-1 and the business will be fined $100.
4 Enlist your local school. The Streets Department’s Litter Free School Zone program recruits students to pick up around their schools. They also run assemblies that teach kids not to litter and about the benefits of a litter-free life. The school district has committed to promote the program this year, but parents should contact administrators at their kids’ school and urge them to participate.
5 Pick up after yourself – and others. The UnlitterUs antilitter program sponsors blocks and commercial corridors that have shown a dedication to sweeping up after themselves and others. Contact them at 215-686-5560 or call the Philadelphia More Beautiful Committee at 215 685-3981 to coordinate regular neighborhood cleanups, and UnlitterUs will give you signs declaring a Litter Free Zone. SCOUT THE NEIGHBORHOOD!

- Look carefully at how well other homes in the area are being maintained; are they painted, are the yards well cared for; are parked cars in good condition, etc.

- Smell the air for adjacent commerce or agriculture.

Center City Gets EVEN Younger
A few weeks ago I blogged about the increased 20-30 year old demographic. Well it looks like people in that demographic are starting to have kids of their own.
This philly.com article titled, Center City Philly: Call it kid row, cites recent Philadelphia demographics that show a boom in young children. More than 17,100 children were born to Center City parents between 2000 and 2008. (In 1990 the Health Department counted 272 in the same area) The 2010 census shows an increase of 3.5% in the under 5 category.
The opening of more child centric businesses and youth-oriented spots like Franklin Square Park is one example of Center City becoming a kid friendly place to live. Even a former strip club building at 13th and locust is becoming a “children’s enrichment center” that is set to open next month.
There are several reasons why families have been moving into Center City Philadelphia:
- Crime is down
- Center City public schools are seen as improving
- Wealth of charter schools offer families more schooling options besides private
- Retail, services, and restaurants are responding to the changing demographics

“It’s about being closer to your neighbors and knowing your neighbors as opposed to going up your driveway and into your house,” said Amy Rivera, a mother of three who lives in Queen Village.

A Happy Philadelphia Flash Mob!
We’ve seen some ugly and violent flash mobs pop up in Philly recently consisting of stabbings, theft and vandalism. The most recent one occurred last Saturday in Rittenhouse Square at 18th and Walnut. Thankfully it was of the good old fashioned happy variety. It was a dance flash mob!

Philadelphia – An Upscale Real Estate Market
Check out this Wall Street Journal article Philly Shows Love for Upscale Homes that highlights Philadelphia as an upscale Real Estate market. It notes the $12.5 million sale at 1706 Rittenhouse that set a record for Philadelphia residential deals. As a result of this sale, the Rittenhouse Square area has become more and more glamorous according to the article.
Indeed, on a recent afternoon, 1706 Rittenhouse was a picture of luxury. The doorman helped a resident wheel his things into the elevator; the bottom of the cart balanced a fur coat. The parking garage allows residents to park on a platform and exit the car. Vehicles are then automatically slid onto a shelf-like system and automatically parked; it’s a “parking system the Jetson’s would love,” according to a recent headline in the Philadelphia Business Journal.
“What used to be the American dream home in the suburbs,” says developer Tom Scannapieco, “is now a high-end condo in the city.” -Wall Street Journal

Young Adults Drawn to Philly
According to new census data 50,306 young adults between ages 20-34 have contributed to the city’s population growth in the last 10 years. 26% of the city’s residence is that age group, making up 393,000 people. Many of these young professionals live in Center City, South Philly east of Broad, and Manayunk/Roxborough area.
Adults ages 55-64 have increased by 35,592 people. They generally live in the Northeast, West Mount Airy, Germantown, and Center City.
Children ages 5 to14 have decreased by 43,370 people showing that families with school children have moved out of the city. Their parents (adults ages 35-54) have decreased by 16,000 over the last ten years.
