The Food Truck phenomenon does not seem to be slowing down anytime soon. Philadelphia actually has quite the expansive food truck industry and we aren’t talking hot dogs here. Philly has trucks dedicated strictly to Tots, Mac n Cheese, and cupcakes so you will never go hungry. We’ve rounded up some of the must try trucks that are worth the lines.

Honey’s Sit ‘n Eat Opens in Graduate Hospital
The weekend weather was incredible for early March and made losing an hour for daylight savings time much more bearable. The spring like temps had the Philadelphia area bustling and the crowds of people were gathered at the new Honey’s Sit ‘n Eat on 21st and South Street. The doors to this diner/brunchery opened two weeks ago and the loyalist of the original Northern Liberties location couldn’t be happier. The décor is reminiscent of a hardware store but the menu is the same of the Northern Liberties location with all the Southern Jewish fusion favorites like Challah French Toast, Brisket Soft Tacos, Fried Green Tomatoes, Country Fried Steak and their ever changing specials making the lines and wait worth your while. So for all you Center City Philadelphia residents, there is no need to venture down to Northern Liberties, when Honey’s new location in Graduate Hospital is waiting on your arrival!

Plans for Columbus Blvd and Spring Garden St. – Renaissance Plaza

The corner of Columbus Boulevard and Spring Garden Street in Northern Liberties will be getting a major makeover. The developer, Waterfront Renaissance Associates, is planning to build a 1,459 unit, four tower residential and retail complex there.
The plan calls for 90,000 square feet of retail on the ground-floor and public open green space. They plan to build using the highest LEED standards possible, which includes a green roof with swimming pools. They hope this project will help connect the surrounding neighborhoods with the waterfront.

Canal Street Revitalization
There’s a plan in the works to convert a strip of Canal St. in Northern Liberties into restaurants, entertainment venues and shops. The developer of the project is Michael Samschick from Core Realty. They are still finalizing the details of the project and plan to discuss everything with neighborhood groups in the next few weeks.
Samschick has not commented on the project besides insisting that it will be “family friendly”. Other people who are familiar with the plan say it will hopefully help revitalize that area which many have seen as having a lot of potential.
They will likely convert some of the large commercial buildings such as the Ajax Metal Co. building and the Dry Ice Corp. building, both of which are owned by Core Realty.

There is a very thorough section in philly.com about the 2011 Home Price Survey for Philadelphia Real Estate that is worth checking out. They have analyzed more than 376,000 sales in the Philadelphia region from April 2005 – June 2011.

Median single-family home prices in Philadelphia’s neighborhoods, especially Center City, have fallen 15.8 percent – much less during this downturn in housing than the last one in the late 1980s to mid-1990s – said Kevin Gillen, vice president of Econsult Corp., who collected and analyzed data from 376,257 sales regionwide from April 1, 2005, through June 30, 2011.
But lower-income neighborhoods have suffered more than their upscale counterparts, Gillen said, as the struggling economy has edged out less-well-off buyers.
“The tightening of credit has skewed home sales toward the upper end of the market,” Gillen said. “So when you compute the average price decline for the entire city, versus computing the average price decline across all zips [zip codes] in the city, you get two different numbers.” – Philly.com’s In Center City, home prices holding their own

Littering Issues in Philadelphia

I had the pleasure of attending the miserable NLDS Game 5 between the Phillies and Cardinals on Friday night. While Ryan Howard lay on the field, writhing in pain after making the final out (2nd year in a row) and simultaneously blowing out his Achilles, the St. Louis Cardinals celebrated their advancement to the NLCS right next to him. I was as stunned, disgusted, and upset about the way the 2011 Phillies season ended as everyone in the ballpark, but the last thing I thought about doing was throwing my trash onto the field. That’s exactly what many of my fellow fans did think to do as you can see in the above picture. It’s a pretty low rent way of expressing oneself.
There happens to be an unrelated article on philly.com today called LITTER-ALLY DISGUSTING about the littering that goes on in Philadelphia. One major issue is the businesses that shove circulars, menus, and printed ads into door cracks and mailboxes. They usually wind up blowing away into the street. The other big problem is the people who blatantly just drop their trash on the ground and then go about their business (or throw trash on a baseball field to express anger and frustration.)
More than 100,000 fines were issued for trash-related violations in 2011. More than 600 tickets went to business that ignored residents with the no-circular sticker. 21,219 tickets were issued to people not separating recycling from trash and 1,429 littering tickets were given out.
Among the several difficulties in the struggle to enforce litter laws, [Deputy Streets Commissioner Carlton] Williams said, is that it’s hard to fine people for littering because offenders must be caught in the act. SWEEP officers have partnered with police to keep tabs on high-grime areas, Williams said. Although officers could sit in high-traffic areas watching and waiting to issue people tickets for littering, Williams said that that type of stakeout would be impractical. “It is very difficult to sustain such an operation because of the tremendous amount of resources needed from the Streets Department and the Police Department to change and deter this behavior long-term,” he said. -Philly.com – LITER-ALLEY DISGUSTING
Come on people… it’s 2011, there are trash cans and recycling containers on every corner of the city, please stop littering already! Here are some more tips from Philly.com on how to play a part to keep Philly clean: A cleaner city? it comes down to you
1 Become a block captain. Or if there’s already a block captain, find one for a neighboring block. The city has programs that are available only if there is a block captain to take the reins. For one, “Adopt A Basket,” the block captain takes responsibility for maintaining a trash can on a residential block.
2 Keep an eye on your trash collectors. If your block is dirtier after the truck comes on trash day, call 3-1-1 to report it. Every truck comes with a broom and dustpan, and it is every crew’s job to pick up after themselves. And keep your 3-1-1 tracking number. Without it, you won’t be able to check progress on your complaint.
3 Get a “circular-free-property” sticker. The sticker is supposed to deter businesses from putting fliers in your door, railing, etc. You can get the sticker by calling 3-1-1, or by going to philly.com/pickitup. When it doesn’t work – and it won’t – complain to 3-1-1 and the business will be fined $100.
4 Enlist your local school. The Streets Department’s Litter Free School Zone program recruits students to pick up around their schools. They also run assemblies that teach kids not to litter and about the benefits of a litter-free life. The school district has committed to promote the program this year, but parents should contact administrators at their kids’ school and urge them to participate.
5 Pick up after yourself – and others. The UnlitterUs antilitter program sponsors blocks and commercial corridors that have shown a dedication to sweeping up after themselves and others. Contact them at 215-686-5560 or call the Philadelphia More Beautiful Committee at 215 685-3981 to coordinate regular neighborhood cleanups, and UnlitterUs will give you signs declaring a Litter Free Zone. Philly’s Getting Younger
Very cool article on Philly.com called Center City gets younger. It highlights the explosion of 20-30 year olds living in Philly and how they are changing the city’s look. The most popular neighborhoods for this age group are Manayunk, Northern Liberties, Southwest Center City, University City, Center City, and Fairmount/Spring Garden. Check out these numbers for the top three:
Manayunk: Largest percentage of young adults in Philadelphia. 59% of residents are in their 20s or 30s. Up 20% from 2000.

Happy St. Patty’s Day! Why not celebrate by checking out some of Philly’s famous BYOB’s? We love our BYOB’s here at The Atacan group and we decided to take some time to ask ourselves which BYOB’s are OUR personal favorites around the city. Here is the top ten list of Philadelphia BYOB’s from The Atacan Group:
1. Melograno- This Rittenhouse Square Italian restaurant sits blocks away from the park at 20th and Sansom. Melograno was recognized with three bells by Philadelphia Inquirer food critic Craig Laban. They have also been featured in the New York Times and Bon Appetit Top Tables.
2. Lolita- Located at 13th and Chestnut in Washington Square West, is a Mexican BYOT (T-for tequila…) Lolita has been praised by Philadelphia Magazine and Where to go next by Food and Wine Magazine. They have very reasonable prices and they constantly draw large crowds. It is a very cool lounge-y atmosphere with incredibly authentic Northern Mexican cuisine.
3. Matyson- Another Rittenhouse Square spot on S. 19th between Chestnut and Market. This BYOB has great fresh food, only using local produce and livestock. They have very cool weakly tasting menus showcasing whatever is fresh and in season. No corkage fee and there is a Wine and Spirits located right around the corner at 19th and Chestnut.
4. Mercato- This BYOB focuses on “market-fresh, Italian-inspired food” and is located at Carmac and Spruce Streets, just East of Broad St in the old Camac Food Market building in Washington Square. Entrees change very often, reflecting seasons. They also offer three, four, or five course menus with wine recommendations. Mercato is a cash only establishment.
5. Sonata- Sonata resides in the heart of liberties walk in Northern Liberties. They are a very contemporary American style BYOB. Their dishes are always served using high-quality ingredients from local suppliers and they are presented in an imaginative style.
6. Fond- Is another contemporary American BYOB. It’s in the heart of South Philly in East Passyunk on E Passyunk Ave off Tasker St. They have received great reviews. Check out this short clip from the Today Show to hear the critic from Zaggat surveys praise the chef who is a former Le Bec Fin Chef. Fond was considered one of the “Top up and coming restaurants in America” by Zaggat.
7. Umai Umai- is a BYOB for you sushi connoisseurs. It’s considered the best sushi restaurants in the city by many. It’s located in the Art Museum Area at Brandywine and 22nd St.
8. Chloe- A cozy store front dining room with a 40 seat capacity that is almost always filled to the max. This quaint BYOB is located in the heart of Old City near 2nd and Arch. It has a homey feel and a new American style of cuisine.
9. Dmitris- is a tiny Greek Restaurant BYOB that has been around for years. This neighborhood favorite is cash only and located at 3rd and Catharine in Queen’s Village. Many consider it to be one of the best Mediterranean restaurants in Philly. Be sure to try the Octopus and Shrimp Scampi, which is their specialty!
10. La Viola- Another tiny BYOB located on 16th St. Between Latimer & Spruce in Rittenhouse Square. Its an Italian restaurant and is often crowded. They have great seafood. Be sure to ask about the fish of the day!

Private Swim Club Opening in Northern Liberties
The Arrow Swim Club designed by Bart Blatstein will be opening May 1st. It will be a private membership costing $1,000 to join. A cool thing about this swim club will be that it will be opened until midnight on Friday and Saturday nights. There will be DJ sets everyday, monthly member only parties, movie nights, movie screenings, yoga on the side deck, cocktail parties, private cabanas with cable and video game consoles, snack bar, on-site restaurant, and a fire-pit lounge. The minimum age for the club is 21.

City Auctioning Lots on Craigslist
Philadelphia is auctioning on craigslist two vacant lots in the Northern Liberties neighborhood that has been used as community gardens and gathering spots cared for by the community for years. It was apparently put on Craigslist without any notice to the community and this has upset some neighbors.
The people of the neighborhood have used one of the lots for some time now for gatherings like birthday parties and Easter egg hunts. They consider the lot as the “neighborhood’s back yard”. Councilman Darrell Clarke has received numerous complaints that the notices have not been properly posted even though Public Property officials say they have been.
“To sell this land would be to remove a unique community amenity. It’s the kind of amenity that keeps people in the neighborhood when they have children. This is what keeps people here in the city.” –Matt Ruben, president of the Northern Liberties Neighbors Association.

Cliff Lee Buys Property in Rittenhouse Square
According to an article on Philly.com by Al Heavens about the Philadelphia Condo Market, Cliff Lee of the Philadelphia Phillies settled on a condo in Center City at 1706 Rittenhouse in Rittenhouse Square.
1706 Rittenhouse is a brand new building, which opened last May, and is considered by many to be the most exclusive residence in all of Center City. The gem of Rittenhouse Square with 29 full floor units; virtually column free space, floor to ceiling windows open to expansive views, 10 to 20 ft. ceilings, two terraces for each unit and the top of the line finishes make this the most desirable address in Philadelphia. Each unit has over 4100 square feet of customizable space. Common amenities include state of the art fitness center with sauna, massage rooms, endless pool, private boardroom and garden. Result of the Waterfront Square Auction
The Waterfront Square auction which occurred November 24th,was successful in determining market price but the seller decided that after 29 sold he was finished. The auctioneer was quoted as saying “We could have sold 50”. Accelerated Marketing Partners says they stopped the auction because they got what developer and boss, Doron Gelfand, had wanted. The average units sold in this auction for $329,000, mostly to empty-nesters and first-time buyers. The prices were originally listed at around $470,000+.
The event drew 74 registered bidders and over 100 spectators and stopped after 40 minutes once prices for the Northern Liberties building seemed properly appointed. Accelerated Marketing also ran recent auctions at the Murano and Phoenix buildings.

3rd Quarter Condo Sales Still Strong
Philadelphia’s condo market remains strong in the third quarter despite the rough economy. The strongest sales segment is still the lower and middle segments below $500K. Most sales went to first time buyers and a lot of buyers came from outside of Philadelphia to start school or new jobs.
Recent auctions at the Phoenix did its part to boost sales numbers. The upcoming November 21st auction at Waterfront Square will contribute 35 more units with minimum bids that will range from $195K to $415K. Nine Murano units sold during the third quarter with prices ranging between $450K and $895K. Nine other sales occurred at Ten Rittenhouse Square during the third quarter with a price range of $616,800 to $3.7 million and one unit selling for $7.17 million, despite the controversial legal battle between lenders. The third quarters most expensive condo transaction was $10.7 million for 40 unit American at 212 Brown St. in Northern Liberties. Hawthorne Lofts at 12th and Fitzwater Streets have sold 14 units ranging between $149,900 to $279,900 and have 3 more under agreement.
Realtors and developers say that they have seen an increase in interest from buyers who are motivated by the record low interest rates of 4.17% for 30 year fixed mortgages.

Philadelphia’s Vacant Land Issues
A new report released yesterday revealed that Philadelphia needs to do something quickly about vacant land and abandoned buildings because it is costing the city millions of dollars and Philadelphia’s real estate value billions of dollars.
The amount of blighted properties actually brings down the total value of real estate in the city by about $3.6 billion which is an average of about $8,000 per household. The city spends $20 million a year maintaining vacant lots, cleaning up waste, demolishing/sealing dangerous buildings, and providing extra fire/police protection. Privately owned vacant properties owe the city about $70 million back in taxes. This number increases by $2 million each year.
The company that directed this study is called Econsult Corp. They say if Philadelphia can change the way it manages vacant properties then the city would have the potential of significantly stimulating development in certain neighborhoods with healthy real estate markets. They estimate that reforms could ignite the building of 3,400 new housing units within the next 5 years in areas where the cost of new construction would be less than the home’s value. These neighborhoods include parts of Northeast Philadelphia, the Art Museum Area, Northern Liberties, Passyunk Square, Queen Village, University City, and Kensington.

Condo Auction at Waterfront Square
35 condos will go to auction at 4pm Sunday, November 21st. Each unit will start at a minimum price about 60% off the original selling price. “I cannot fight the market. The people will come, and at the end of the day, they’ll decide the real price.” -Developer Doron Gelfand.
The first two towers at Waterfront Square, which were built in 2005 and 2006, are completely sold out with the exception of one unit. The units that will be auctioned off are in the newest building, called the Reef. It wasn’t finished until April 2009 due to the poor economy which caused one of the lenders, Lehman Bros., to collapse. Before the financial crisis began this building was 72% filled with presales but only 12% of them ended up closing.
Some people seem skeptical of Waterfront Square because of the newest next door neighbor, the SugarHouse Casino. According to Philly.com, current residents have welcomed the existence of SugarHouse. One initial concern was about increased traffic in this section of Northern Liberties right off the waterfront. But traffic congestion never really became a problem since the casino is open at all hours. The casino has even increased resident’s feeling of security because of the increased presence of police activity. Many residents especially appreciate the improved aesthetics of the once vacant area in regards to new landscape and a promenade along the river.
“I am very excited to have the casino for lots of reasons. It’s a nice modern building. They spent $4 million on landscaping. The casino executives are thoughtful and receptive. They seem to want to be good neighbors.” “Myself and other residents have a new place to stroll. We feel like we are in the middle of all the fun and activity now.”
Auctions such as these are taking place more frequently due to the current real estate market. The hope is to be able to reduce unsold inventory and stir up some interest in the real estate market as a whole.

Plans for Delaware River Waterfront
The newest proposals for the vacant areas alongside the Delaware River were presented last week. The plan consists of a waterfront that would mostly contain mid-rise apartments and rowhouses. They expect this proposed housing to take 30-50 years to fill in the vacant land and they hope for the waterfront to eventually evolve into streets resembling Center City with a mix of uses and variety amongst buildings.
The planners are telling the city it should invest in some “high-impact” infrastructure projects in order to stimulate other private development projects. One such major project would be a landscaped deck sloping from Front Street down to the river between Walnut and Chestnut Streets. Another is a 5,000 seat open air venue. They are trying to persuade the city to ban entertainment from Penn’s Landing and Festival Pier in order to make their new sites more marketable.
Also in the plans are 10 parks at half-mile intervals along the river, each the size of Rittenhouse Square. The parks would eventually be linked together by a recreation trail along the edge of the river and a bike path on Delaware Ave.
For all of this to be possible it is essential for the city to be able to creatively raise money to jump-start these targeted improvements. Good Luck Philly!

More People Moving Into Philly Than Out
According to a new report, since 1993 the rate of people moving into Philadelphia has steadily increased while the rate of people leaving has dwindled. This report was released on Wednesday by the Pew Charitable Trusts’ Philadelphia Research Initiative, based on IRS data.
The number of people moving into the city has steadily increased from 31,837 in 1993 to 52,096 in 2008. Population growth in Philadelphia is due to a greater number of births than deaths and an increase of immigrants and empty nesters moving from the suburbs to the city.
These trends point to a reversal of long-term decline in the city’s population. For six decades people generally fled Philadelphia for the surrounding suburbs.

Northern Liberties Houses & Condos: 2008 Review
In Northern Liberties there were 29 house sales and 14 condos sales in the 1st half of 2008. The highest priced House sold for $805,000 and the deal of the neighborhood sold at $160,000. The Average Sale Price for a House was $438,520 and it took 100 days to settle from the time it was listed in the MLS. The highest priced Condo sold for $635,000 and the lowest sold for $152,500. The Average Sale Price was $305,164 and it took 103 days to settle from the time it was listed in the MLS.
