Fishtown area is becoming a Real Estate Hot Spot
The Fishtown area of Philadelphia is showing a very strong market for buyers and a must stop for any investor. The average listing price at the moment is $225,000, but continuing to show a strong trend upwards. According to the Altos market update, properties in this area have been available for an average of 171 days, but half of the new listings coming within the past 120 days or so. Where to buy Philadelphia Real Estate in 2013–#4 Fishtown
Many of you are thinking Fishtown is only #4??? Which is why it is only #4. Prices have rose significantly in this neighborhood over the past few years, however it is still reasonably affordable with an average price in 2011 of $221,000. However, of the 156 Fishtown Houses sold they were only on the market an average of 71 days, way less than the city average of 109 and making it a definitive seller’s market!

Why are so many New Yorkers Moving to Philadelphia now?
According to a recent article published by Philadelphia Magazine, more than 25,000 New Yorkers have moved to Philadelphia in the past six years. The mass of ex-New Yorkers moving to Philadelphia was so big that many newsp
apers started dubbing Philly the “Sixth Borough.” One of the main reasons for this huge exodus is the more affordable housing rates that Philadelphia real estate has to offer.
The median sale price for a condo in New York is $682,602 where as the median listed price for a Philadelphia single family house is $150,000. Renting prices are much more affordable in Philadelphia as well – a one bedroom apartment in Fishtown costs about $1,100 a month, versus the $3,000 a month rent for an efficiency in Manhattan.
Thanks to gentrification, Philadelphia also provides many up and coming hot spots in the real estate market, making it more appealing for out-of-city residents to move here. Over the last two years, the new houses and condos being built in Center City, Northern Liberties and Point Breeze Real Estate has attracted many young professionals to the area. There have also been a slew of restaurants, byobs, galleries and nightclubs popping up all over the city, creating a lively and vibrant nightlife setting for young people.

Canal Street Entertainment Venue in Fishtown
Fishtown residents got a first hand look at the plans for Canal St. this week. The alley could be transformed into an entertainment thoroughfare with a Live Nation concert venue, bowling alley, and country western bar and grill.
The Ajax Metal Co. building near Frankford and North Delaware Avenues will be the main hub of conversion. Core Realty, the company in charge of this operation, says they are ready to begin construction ASAP. Core Realty will be meeting with the city Planning Commission net week to present its plans.

New Construction Properties in Red Hot Fishtown Neighborhood!
Located immediately northeast of Center City, the borders of Fishtown are somewhat disputed today due to many factors, but are roughly defined by the triangle created by the Delaware River, Frankford Avenue, and York Street. Some newer residents expand the area to Lehigh Avenue, while some older residents shrink the area to Norris Street. Fishtown is served by the Market-Frankford Line rapid transit subway/elevated of the SEPTA system.
The name “Fishtown” is derived from the area’s former role as the center of the shad fishing industry on the Delaware River. The name comes from the fact that a number of 18th and early 19th century German & German-American families bought up the fishing rights on both sides of the Delaware River from Trenton Falls down to Cape May, New Jersey. In the early 18th century, an English colonist was fabled to have caught the largest shad in the world in the Delaware River.
In recent years Fishtown has experienced moderate gentrification characterized by significant rises in housing prices and the opening of upscale art, entertainment, and dining establishments. An influx of artists and professionals has joined the ranks of police officers, fire fighters, nurses, carpenters, electricians, stone masons, plumbers, sheet-metal workers, and teamsters.

There is a very thorough section in philly.com about the 2011 Home Price Survey for Philadelphia Real Estate that is worth checking out. They have analyzed more than 376,000 sales in the Philadelphia region from April 2005 – June 2011.

Median single-family home prices in Philadelphia’s neighborhoods, especially Center City, have fallen 15.8 percent – much less during this downturn in housing than the last one in the late 1980s to mid-1990s – said Kevin Gillen, vice president of Econsult Corp., who collected and analyzed data from 376,257 sales regionwide from April 1, 2005, through June 30, 2011.
But lower-income neighborhoods have suffered more than their upscale counterparts, Gillen said, as the struggling economy has edged out less-well-off buyers.
“The tightening of credit has skewed home sales toward the upper end of the market,” Gillen said. “So when you compute the average price decline for the entire city, versus computing the average price decline across all zips [zip codes] in the city, you get two different numbers.” – Philly.com’s In Center City, home prices holding their own

Littering Issues in Philadelphia

I had the pleasure of attending the miserable NLDS Game 5 between the Phillies and Cardinals on Friday night. While Ryan Howard lay on the field, writhing in pain after making the final out (2nd year in a row) and simultaneously blowing out his Achilles, the St. Louis Cardinals celebrated their advancement to the NLCS right next to him. I was as stunned, disgusted, and upset about the way the 2011 Phillies season ended as everyone in the ballpark, but the last thing I thought about doing was throwing my trash onto the field. That’s exactly what many of my fellow fans did think to do as you can see in the above picture. It’s a pretty low rent way of expressing oneself.
There happens to be an unrelated article on philly.com today called LITTER-ALLY DISGUSTING about the littering that goes on in Philadelphia. One major issue is the businesses that shove circulars, menus, and printed ads into door cracks and mailboxes. They usually wind up blowing away into the street. The other big problem is the people who blatantly just drop their trash on the ground and then go about their business (or throw trash on a baseball field to express anger and frustration.)
More than 100,000 fines were issued for trash-related violations in 2011. More than 600 tickets went to business that ignored residents with the no-circular sticker. 21,219 tickets were issued to people not separating recycling from trash and 1,429 littering tickets were given out.
Among the several difficulties in the struggle to enforce litter laws, [Deputy Streets Commissioner Carlton] Williams said, is that it’s hard to fine people for littering because offenders must be caught in the act. SWEEP officers have partnered with police to keep tabs on high-grime areas, Williams said. Although officers could sit in high-traffic areas watching and waiting to issue people tickets for littering, Williams said that that type of stakeout would be impractical. “It is very difficult to sustain such an operation because of the tremendous amount of resources needed from the Streets Department and the Police Department to change and deter this behavior long-term,” he said. -Philly.com – LITER-ALLEY DISGUSTING
Come on people… it’s 2011, there are trash cans and recycling containers on every corner of the city, please stop littering already! Here are some more tips from Philly.com on how to play a part to keep Philly clean: A cleaner city? it comes down to you
1 Become a block captain. Or if there’s already a block captain, find one for a neighboring block. The city has programs that are available only if there is a block captain to take the reins. For one, “Adopt A Basket,” the block captain takes responsibility for maintaining a trash can on a residential block.
2 Keep an eye on your trash collectors. If your block is dirtier after the truck comes on trash day, call 3-1-1 to report it. Every truck comes with a broom and dustpan, and it is every crew’s job to pick up after themselves. And keep your 3-1-1 tracking number. Without it, you won’t be able to check progress on your complaint.
3 Get a “circular-free-property” sticker. The sticker is supposed to deter businesses from putting fliers in your door, railing, etc. You can get the sticker by calling 3-1-1, or by going to philly.com/pickitup. When it doesn’t work – and it won’t – complain to 3-1-1 and the business will be fined $100.
4 Enlist your local school. The Streets Department’s Litter Free School Zone program recruits students to pick up around their schools. They also run assemblies that teach kids not to litter and about the benefits of a litter-free life. The school district has committed to promote the program this year, but parents should contact administrators at their kids’ school and urge them to participate.
5 Pick up after yourself – and others. The UnlitterUs antilitter program sponsors blocks and commercial corridors that have shown a dedication to sweeping up after themselves and others. Contact them at 215-686-5560 or call the Philadelphia More Beautiful Committee at 215 685-3981 to coordinate regular neighborhood cleanups, and UnlitterUs will give you signs declaring a Litter Free Zone. - Smell the air for adjacent commerce or agriculture.

Plans for Delaware River Waterfront
The newest proposals for the vacant areas alongside the Delaware River were presented last week. The plan consists of a waterfront that would mostly contain mid-rise apartments and rowhouses. They expect this proposed housing to take 30-50 years to fill in the vacant land and they hope for the waterfront to eventually evolve into streets resembling Center City with a mix of uses and variety amongst buildings.
The planners are telling the city it should invest in some “high-impact” infrastructure projects in order to stimulate other private development projects. One such major project would be a landscaped deck sloping from Front Street down to the river between Walnut and Chestnut Streets. Another is a 5,000 seat open air venue. They are trying to persuade the city to ban entertainment from Penn’s Landing and Festival Pier in order to make their new sites more marketable.
Also in the plans are 10 parks at half-mile intervals along the river, each the size of Rittenhouse Square. The parks would eventually be linked together by a recreation trail along the edge of the river and a bike path on Delaware Ave.
For all of this to be possible it is essential for the city to be able to creatively raise money to jump-start these targeted improvements. Good Luck Philly!

More People Moving Into Philly Than Out
According to a new report, since 1993 the rate of people moving into Philadelphia has steadily increased while the rate of people leaving has dwindled. This report was released on Wednesday by the Pew Charitable Trusts’ Philadelphia Research Initiative, based on IRS data.
The number of people moving into the city has steadily increased from 31,837 in 1993 to 52,096 in 2008. Population growth in Philadelphia is due to a greater number of births than deaths and an increase of immigrants and empty nesters moving from the suburbs to the city.
These trends point to a reversal of long-term decline in the city’s population. For six decades people generally fled Philadelphia for the surrounding suburbs.

Grasso’s Proposal For Fishtown
David Grasso’s idea for a music venue in Fishtown did not go over well with residents of the North Philly neighborhood when he addressed the Fishtown Neighbors Association Zoning Committee. Grasso insisted that there would be no such thing as DJ only nights, that concerts would almost always end by 11 pm, drinking would be confined to one area, and parking would be next door to the venue. He asserted that his venue was not a nightclub, he thinks of the venue more like a theater for an eclectic genre of music aimed at all age groups.
Many residents were specifically uneasy about inebriated people leaving the premises of this music venue and wandering around the neighborhood like the old days in Fishtown when nightclubs were everywhere up and down Delaware ave. Others were completely for the idea and hoped that it could revitalize that section of the city with a new and exciting atmosphere.
Grasso and First District Councilman Frank DiCicco say they don’t want to give up on the project and will now work to include the resident’s specific concerns in an amended ordinance.
The residents voted 57 to 38 against the proposal.

House of Blues Coming to Fishtown???
David Grasso, owner of Grasso Holdings Development Company, has tried to bring two separate House of Blues locations to Philadelphia over the last few years with no success. But now he thinks he found the right location.
House of Blues was founded by Isaac Tigrett (co-founder of Hard Rock Café) and actor Dan Aykroyd. They have 12 live music concert halls and restaurants throughout the United States in major markets like Las Vegas, Atlantic City, Boston, and Chicago. Since its opening in 1992 in Harvard Square, it has become a premier live music club for touring bands across the US as well as a popular spot for southern dining.
Grasso has his sights on the 27,000 square foot Richmond Street building in Fishtown for the proposed site, which would require zoning changes on the property which currently bans nightclubs. Grasso’s tentative plans for the venue predict the capacity of 3,500 people during concerts and onsite and nearby parking for 1,250 vehicles. Grasso envisions a project that will help drive positive development on the waterfront, create jobs for the community, and generate tax revenue for Philadelphia.

New hopes for Delaware Avenue in Fishtown
As the SugarHouse casino gets ready for the grand opening in September, developers are betting on Delaware Avenue and the Waterfront to seize the opportunity. Leading the pack is local developer Michael Samschick, who just recently met with Fishtown Neighbors Association’s zoning committee about the concepts he has for the parcel, located across the street from SugarHouse Casino. He intends to revitalize and re-use the Edward Corner Marine Building and fill in the rest of the block on the west side of Delaware Avenue at Shackamaxon Street.

Samschick showed an architectural rendering of a more-polished, but easily recognizable Corner building. The ground floor holds a restaurant called The Shackamaxon Diner. It appears brightly lit from the inside, and has many windows. The upper floors look little changed from the way the building appears now, with the painted advertising for marine-related wares still visible.
In the space the demolition created to the right of the Corner building, Samschick wants to do several projects in several phases. What they will have in common is retail establishments on the ground floor, with residential or office space above. One option in the mix is a convenience store. “Parking would be hidden behind,” Samschick told the committee.
