Philadelphia Real Estate – Market Update – August 2012
August 6, 2012 Philadelphia Real Estate Market Conditions for Philadelphia real estate market, trends in pricing, current level of supply & demand and home price value metrics.
The median list price in PHILADELPHIA, PA this week is $214,900. The 1478 properties have been on the market for an average of 169 days.
Supply and Demand
Home sales have been exceeding new inventory for several weeks. However because of excess inventory, prices have not yet stopped falling. Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there. Watch prices as the market transitions from a Buyer’s market to a Seller’s market.
This week prices remained relatively flat. However the recent trends have us pulling back from the market’s high points. The Market Action Index is a good leading indicator for the durability of this trend.
